We are deeply skeptical of “one-size-fits-all” ADU models and especially one-size-fits-all budgets. While many companies are offering pre-fab, modular ADU models, it doesn’t mean they adhere to the size and requirements of your specific lot or neighborhood. These pre-designed modular kits can have an appealing price tag “ADU’s under $150,000,” but that is only for the building itself. What if the sewer needs to run to the street instead of the alley? What are the foundation requirements and is that factored into the cost? Does it include the required insulation, which is a stringent as it’s ever been in Denver?
